Birdsey St, Geelong
On an irregular shaped block of 650 sqm situated this project features a scheme that retains the existing dwelling and adds three 2-bedroom modular townhouses of 84 sqm of living space at the rear of the property.
This was a challenging site given the size and shape of the block. The existing dwelling fortunately is sited in such a way that it could be retained without compromising the rest of the land. The design takes full advantage of the site’s northwest – southeast orientation and the neighbouring park to the north.
Each unit features two bedrooms, one bathroom and kitchen on the ground level, with the living space located in an upstairs mezzanine space within the roof structure and a roof deck to take advantage of the views of the park.
The biggest challenge for this project is ensuring a design that does not overcapitalise given the location. Using a modular approach to the design and construction of this project was the most efficient way to ensure this project is viable and profitable while delivering a quality built form outcome.
